Luxury self-catering accommodation in the heart of England
Our selection of holiday cottages can sleep between 2 and 22, so Upper Rectory Farm Cottages really can comfortably accommodate everyone. (Some of the cottages can be linked together to cater for larger groups). From romantic weekends to family holidays in Leicestershire, extended families celebrating special occasions to friends gathering for school reunions; we’ve got everything you need for a stress-free stay. Our well-networked, central location is perfect for corporate team meetings and events too.
The accommodation provides a true home away from home. You can enjoy cooking in the large bespoke kitchen or for the ultimate retreat, Jean can arrange to have meals prepared – so you don’t need to worry about a thing.
French windows lead onto a patio in the shared courtyard or lawned area, with panoramic views across the surrounding cornfields. We see lots of wildlife here – so you might spot a skylark or a buzzard, and maybe even a hare during your stay. Enjoy watching the sun set and take in the tranquil surroundings as you relax outside (with a glass of your favourite tipple).

Our cottages
Our luxury self-catering cottages have been tastefully restored. They are beautifully decorated in a contemporary yet traditional style, giving them a nice cosy feel. They all have an open plan comfortable lounge, country-style kitchen (equipped with all the cooking utensils, table and glassware you’ll need) and dining area. Exposed brick, rustic slate and plenty of original oak beams and floors retain the working farm authenticity of our comfortable interiors; while beautiful Osborne & Little and Designers Guild fabrics ramp up the refined rural chic.
The bedrooms all have one double or two twin ultra-comfortable beds with cosy duvets, crisp white linen and snuggly throws; and they all have en-suite facilities.

What’s in your cottage?
Our gorgeous holiday cottages are spotlessly clean and fully-equipped with everything you’ll need. There is free WiFi throughout.
Each cottage has:
- Flatscreen TV with Freeview
- DVD player
- Deep, comfy sofas
- Masses of tourist information
- Complimentary flapjacks on arrival. Home-made by Jean, they are fabulous and a favourite with our guests.
Each kitchen has:
- Solid oak units
- Electric cooker and microwave
- Dishwasher
- Fridge and freezer
- Comprehensive cooking equipment
- Crockery and glassware
Each en-suite has:
- Toilet
- Washbasin
- Shower or bath with overhead shower
- Shaver point
- Big white fluffy towels
All electricity, heating, linen and towels are included in your tariff; if you’re bringing baby, please bring your own cot linen too. We can provide one additional z-bed and bedding in the sitting room of each cottage for a small charge. There is a fully-equipped laundry room on site – it’s free to use but please bring your own washing powder. We can even loan you an iPod dock if you’ve forgotten yours.
Everyone gets a warm welcome at Upper Rectory Farm Cottages so if you have any special requirements, please let the ever-accommodating Jean know. Unfortunately, currently we can’t accommodate guests’ pets.

Upper Rectory Farm Cottages are a collection of 9 restored farm barns set in the middle of a 200 acre arable farm in the heart of the Leicestershire countryside with wide-ranging views across the cornfields. Six of the cottages are on ground floor level and the other three are two-storey buildings. The Refectory is a large ground-floor dining/meeting room for use with the latter cottages and has it’s own kitchen situated in the centre of the two-storey group of cottages but is on the ground floor with level access to both the dining room and kitchen. There is a separate ground floor accessible shower room available to all guests if required.
Each cottage has an information folder with emergency numbers and owner’s contact details .
The tarmac farm drive is half a mile long and slopes gradually as it nears the cottages. The cottages are set around 3 interconnecting courtyards and have level access throughout and parking right up to the doors.

We can connect our three largest self-catering cottages around a single courtyard to form one large country retreat for parties of up to 22. Simply let us know who’ll be joining you and let us take care of the details.

2 bedroom cottage? The Byre or The Cowshed are ideal for small families or small groups of friends
3-4 bedroom cottages – The Hayloft or The Piggery are great for large families or groups of friends
4 bedroom or more? – for that extra large group who need to accommodate a variety of families, couples, children, and friends we have all the space you need in The Farm Collection – sleeping 22 with comfort

Accessibility
Our ground-floor cottages have good facilities for guests with limited mobility. They have ramps, wide doorways, parking outside the cottage and level tarmac pathways. There is a separate disabled shower room accessible from all cottages with a wheel-in shower, low-level toilet and washbasin, panic cords, toilet with transfer space and grab rails; plus a stool for use in shower, lever controls, and non-slip floor.
