Access Statement for Upper Rectory Farm Cottages
Introduction
Upper Rectory Farm Cottages are a collection of 9 restored farm barns set in the middle of a 200 acre arable farm in the heart of the Leicestershire countryside with wide-ranging views across the cornfields. Six of the cottages are on ground floor level and the other three are two-storey buildings. The Refectory is a large ground-floor dining/meeting room for use with the latter cottages and has it’s own kitchen situated in the centre of the two-storey group of cottages but is on the ground floor with level access to both the dining room and kitchen. There is a separate ground floor accessible shower room available to all guests if required.
Each cottage has an information folder with emergency numbers and owner’s contact details .
The tarmac farm drive is half a mile long and slopes gradually as it nears the cottages. The cottages are set around 3 interconnecting courtyards and have level access throughout and parking right up to the doors.

- The nearest railway stations are Tamworth, 9 miles and Nuneaton, 13 miles. Taxis are available from both stations.
- There is no local bus service.
- All major supermarkets deliver to the cottages.
- Our information on cottages and tariffs is available in large print on request.
- Toilet riser seats and ramps are available on request.
Key collection, welcome and car parking
- We request that all guests call us to advise us on arrival time or even when approaching the cottages in order that we may be there to meet them with the keys.
- A full familiarity tour is given on arrival.
- We are able to give assistance with luggage etc on arrival.
- Parking is on a level surface right up to the door.
- The courtyards are lit at night by low level lighting and motion sensors activate lights at each front door.
THE BYRE
- Single-storey cottage with no hall, stairs or passageways .
- Entrance: 7″ step over the threshold. A ramp (no hand rails) is available.The front door is 31″ wide. The outside light is on an activation sensor. The flooring inside the door is oak flooring.
- Kitchen/living room: The spacious kitchen/sitting room has an oak floor with slate tiles in the kitchen area. The dining table is 31″ high with legs at each corner and a central stretcher beneath. There are 6 armless chairs around the table. The worktops are 36″ high. The wall units are 53″ from the floor. The electic cooker has a side opening door with a lowest shelf height of 7″. The under-unit fridge has a lowest shelf height of 11″. The small freezer is in a separate low unit with a lowest shelf height of 4″. There is a cordless kettle. The kitchen is evenly lit with ceiling spotlights and under-unit strip lighting. There are 2 three-seater sofas and an armchair all of which may be moved. There is a coffee table, 18″ high. The front door and the door to the bedrooms are 31″ wide. There is digital TV and DVD player – each with remote control. There is natural daylight, and in the evening there is good lighting with ceiling spotlights, wall lights and movable table lamps. There are double-door french windows with a step of 6″ down onto the patio.
- Bedrooms: The Byre has 2 bedrooms both with level access from the kitchen/sitting room. The doors are 31″ wide. The twin bedroom has 2 single beds which are 16″ apart and may be moved further apart. Both beds have the height from floor to top of mattress of 24″. The double room has a double bed with height from floor to top of mattress of 24″. The flooring is short pile carpet. There is natural daylight, and in the evening there is good lighting with wall lights and movable table lamps.
- Ensuites: The twin bedroom has with level access to the ensuite bathroom. The door is 26″ wide. The bath has an overhead shower and has glass surrounds. There are no grab rails. The washbasin is 31″ from the floor. A riser seat is available on request. There is a tiled floor. Lighting is with ceiling spotlights and an over mirror strip light. The double bedroom has level access to the ensuite shower room. The door is 26″ wide. washbasin is 31″ from the floor. It has a tiled floor, ceiling spotlights and over mirror strip light.
- Outside area: The Byre and the Cowshed share a paved patio and lawned area accessed from their sitting rooms. It is level ground with a narrow paved path out to the roadway. There are tables and chairs on the patio from spring to autumn.
THE COWSHED
- The Cowshed is a single-storey cottage with no hall, stairs or landing.
- Entrance: 6″ step over the threshold. The front door is 31″ wide. A ramp (no hand rails) is available if required. The outside light is on an activation sensor. The flooring inside the door is short pile carpet.
- Kitchen/living room: The Cowshed has a kitchen/sitting room with short pile carpet and slate tiles in the kitchen area. The table is 31″ high with legs at each corner and a central stretcher beneath. The table can extend to seat up to 12. There are 4 armless chairs around the table. The worktops are 36″ high. The wall units are 53″ from the floor. The electic cooker has a side opening door with a lowest shelf height of 7″. The under-unit fridge has a lowest shelf height of 11″. The small freezer is in a separate low unit with a lowest shelf height of 4″. There is a cordless kettle. The kitchen is evenly lit with ceiling spotlights and under-unit strip lighting. THE PIGGERY
- The Piggery is a single-storey cottage
- Entrance: There are 3 shallow steps to the front door of 3″, 4″ and 5″. The front door is 31″ wide. A ramp (no handrails) is available if required. The outside light is on an activation sensor. The flooring inside the door is slate tiles.
- Hall: The Piggery has one long corridor the length of the cottage which is 40″ wide. It is well-lit with wall lights. It has a slate tile floor with one removable mat.
- Kitchen/living room: The Piggery has a kitchen/sitting room with an oak floor and slate tiles in the kitchen area. The table is 30″ high with legs at each corner and a central stretcher beneath. There are 8 armless chairs around the table. The worktops are 36″ high. The wall units are 55″ from the floor. The electic cooker has a side opening door with a lowest shelf height of 7″. The fridge-freezer has a lowest fridge shelf height of 49″. The lowest freezer shelf height is 11″. There is a cordless kettle. The kitchen is evenly lit with ceiling spotlights and under-unit strip lighting. There are 2 three-seater sofas and two armchairs all of which may be moved. There is a coffee table, 18″ high. The minimum space between furniture is 33″. The front door and the door to the bedrooms are 31″ wide. There is digital TV and DVD player – each with remote control. There is natural daylight, and in the evening there is good lighting with ceiling spotlights, wall lights and movable table lamps. There are double-door french windows with a step of 10″ down onto the patio.
- Bedrooms: .The Piggery has 4 bedrooms all with level access from the hallway. The doors into the bedrooms are 31″ wide. The twin bedrooms each have 2 single beds which are 16″ apart and may be moved further apart. Both beds have the height from floor to top of mattress of 24″. The double room has a kingsize bed with height from floor to top of mattress of 24″. The flooring is short pile carpet. Curtains have pull cord closing. There is natural daylight, and in the evening there is good lighting with wall lights and movable table lamps.
- Ensuites: The Piggery has 3 twin bedrooms each with ensuite shower room and 1 double room with ensuite bathroom. To each ensuite shower room there is level access, the doors are 26″ wide, there is a tiled floor and the washbasins are 31″ from the floor. The double bedroom has level access to the ensuite bathroom. The door into the bathroom is 26″ wide. The bath has an overhead shower and has glass screen. There are no grab rails. A riser seat is available on request. They each have natural lighting during the day and at night lighting is with ceiling spotlights and integrated mirror lights.
- Outside area: The Piggery has a level paved patio and lawned area accessed from the sitting room with table and chairs from spring to autumn. There are 2 shallow steps down to the roadway.
THE GRANARY
- The Granary is a two-storey cottage and is not suitable for wheelchairs.
- Entrance: There are 3 steps to the front door of 6″ each. The front door is 31″ wide. The outside light is on an activation sensor. The flooring inside the door is oak flooring.
- Hall and Landing: The Granary has no hall. The stairs have a hand rail on one wall. The landing is 39″ wide and is well-lit with wall lights. The floor covering is short pile carpet.
- Kitchen/living room: The Granary has a kitchen/sitting room with oak floor and slate tiles in the kitchen area. The table is 31″ high with legs at each corner and a central stretcher beneath. There are 6 armless chairs around the table. The worktops are 36″ high. The wall units are 52″ from the floor. The electic cooker has a side opening door with a lowest shelf height of 7″. The under-unit fridge has a lowest shelf height of 11″. The small freezer is in a separate low unit with a lowest shelf height of 4″. There is a cordless kettle. The kitchen is evenly lit with ceiling spotlights and under-unit strip lighting. There is a three-seater sofa and a two-seater sofa both of which may be moved. There is a coffee table, 18″ high. The minimum width between furniture is 10″. There is digital TV and DVD player – each with remote control. There are double-door french windows with two steps each of 7″ down onto the patio
- Bedrooms: The Granary has 3 bedrooms accessed from stairs out of the kitchen /sitting room. The doors into the bedrooms are 31″ wide. The twin bedrooms each have 2 single beds which are 16″ apart and may be moved further apart. Both beds have the height from floor to top of mattress of 24″. The double room has a double bed with height from floor to top of mattress of 24″. The flooring is short pile carpet. Curtains have pull cord closing. There is natural daylight, and in the evening there is good lighting with wall lights and movable table lamps.
- Ensuites: The Granary has 2 twin bedrooms with ensuite shower rooms and 1 double room with ensuite bathroom. In each ensuite shower room the doors are 26″ wide, there is a tiled floor and the washbasins are 31″ from the floor. The double bedroom has an ensuite bathroom. The door into the bathroom is 26″ wide. The bath has an overhead shower and has glass surrounds. There are no grab rails. They each have natural lighting during the day and at night lighting is with ceiling spotlights and over mirror strip light.
- Outside area: The Granary and The Hayloft share a paved patio within the main courtyard accessed via double French windows from their sitting rooms. there are tables and chairs from spring to autumn. There are 2 steps of 6” down from the patio to the courtyard with no rails.
THE HAYLOFT
- The Hayloft is a two-storey cottage and is not suitable for wheelchairs.
- Entrance: The Hayloft has a 8″ step over the threshold. The front door is 31″ wide. A ramp (no hand rails) is available if required. The outside light is on an activation sensor. The flooring inside the door is oak flooring.
- Hall and Landing: The Hayloft has a small 40″ square hall between the sitting room and the kitchen with a ceiling-hung sensor light. It has slate tile flooring. The stairs have a hand rail on one wall. The landing is 39″ wide and is well-lit with wall lights. There is a 3” step halfway along the landing. The floor covering is short pile carpet.
- Sitting room: The Hayloft has a large spacious sitting room with an oak floor. There are 3 three-seater sofas and 2 armchairs all of which may be moved. There is a coffee table, 18″ high. The minimum width between furniture is 37″. The front door and the door to the kitchen is 31″ wide. There is digital TV and DVD player – each with remote control. There is natural daylight, and in the evening there is good lighting with ceiling spotlights, wall lights, standard lamp and movable table lamps. There are double-door french windows with two steps down of 6″ and 8″ onto the patio.
- Kitchen: The Hayloft kitchen has slate tile flooring. The worktops are 36″ high. The wall units are 52″ from the floor. The electic cooker has a side opening door with a lowest shelf height of 7″. The under-unit fridge has a lowest shelf height of 11″. The small freezer is in a separate low unit with a lowest shelf height of 4″. There is a cordless kettle. The kitchen is evenly lit with halogen ceiling lights and under-unit strip lighting.
- Bedrooms: The Hayloft has 3 bedrooms accessed from stairs from the sitting room. The doors into the bedrooms are 31″ wide. The twin bedroom has 2 single beds which are 16″ apart and may be moved further apart. In the corner of the room there are stairs up to a loft with 2 single beds 16″ apart. There are 2 skylights with pull down blinds. Lighting is spotlights on the ceiling. All beds have height from floor to top of mattress of 24″. The double room has a double bed with height from floor to top of mattress of 24″. The flooring is short pile carpet. Curtains have pull cord closing. There is natural daylight, and in the evening there is good lighting with wall lights and movable table lamps.
- Ensuites: The Hayloft has a twin bedroom with ensuite shower room. The door is 26″ wide. The washbasin is 31″ from the floor. There is a tiled floor. Lighting is with ceiling spotlights and an over mirror strip light. The loft above has an ensuite toilet and washbasin. The double bedroom has an ensuite shower room. The door is 26″ wide. The washbasin is 31″ from the floor. It has a tiled floor, ceiling spotlights and over mirror strip light.
- Outside area: The Granary and The Hayloft share a paved patio within the main courtyard accessed accessed via double French windows from their sitting rooms. there are tables and chairs from spring to autumn. There are 2 steps of 6” down from the patio to the courtyard with no rails.
The Barn
- The Barn is a two-storey cottage and has level access. It is not suitable for wheelchairs.
- Entrance: The front door is 31″ wide. The outside light is on an activation sensor. The flooring inside the door is slate tiles.
- Hall and landing: The Barn has a 40″ hallway. It has slate tiles with a removable mat. Lighting is ceiling lights on automatic sensors. The landing is 39″ wide and is well-lit with wall lights. There is a 3” step halfway along the landing. The floor covering is short pile carpet.
- Kitchen/living room: The Barn has a large kitchen/sitting room with oak flooring and slate tiles in the kitchen area. The table is 31″ high with legs at each corner and a central stretcher beneath. There are 6 armless chairs around the table. The worktops are 36″ high. The wall units are 50″ from the floor.The electic cooker has a side opening door with a lowest shelf height of 7″. The double room has a double bed with height from floor to top of mattress of 24″. The flooring is short pile carpet. Curtains have pull cord closing. There is natural daylight, and in the evening there is good lighting with halogen ceiling lights, wall lights and movable table lamps.
- Ensuites: The Barn has 2 twin bedrooms each with ensuite shower room and 1 double room with ensuite bathroom. In each ensuite shower room the doors are 26″ wide, there is a tiled floor and the washbasins are 31″ from the floor. Lighting is with halogen ceiling lights and over mirror strip light. The double bedroom has an ensuite bathroom. The door into the bathroom is 26″ wide. The bath has an overhead shower and has glass surrounds. There are no grab rails. It has natural lighting during the day and at night lighting is with halogen ceiling lights and over mirror strip light.
- Outside area: The Barn has a level paved patio and lawned area accessed accessed via double French windows from the sitting room with table and chairs from spring to autumn. There is a level paved path leading out onto the roadway.
THE REFECTORY
- The Refectory is a large separate dining/meeting on the ground floor between and accessed by both The Barn and The Hayloft. It seats up to a maximum of 30. It has solid oak flooring. Both doors are 31″ wide. There is level entry from the hallway and into the kitchen. The 3 tables (completely moveable) are 28″ high and have legs on each corner. Chairs are all moveable and have no arms. There is plenty of free space around the tables. There is natural daylight, and in the evening there is good lighting with ceiling spotlights and wall lights.
- The Refectory has a small, level access toilet. It is not accessible with a wheel chair.
ACCESSIBLE SHOWER ROOM
- There is a separate accessible shower room accessed from the passageway to the Refectory. It has non-slip tiled flooring , roll-in shower with stool but no grab rails. There is a toilet with grab rail. There are 2 washbasins, one 31″ from floor level and another which is a low-level washbasin suitable for a wheelchair user. Both have lever handles. A pullcord alarm is just inside the door. There is natural lighting and halogen ceiling lights plus over mirror strip light.
Laundry/Utility Room
- The laundry room is in the passageway between the courtyards. There is a 4″ step up into it. Under the worktop are 2 washers and 2 tumble driers – all front loading. There is also a sink, irons and ironing boards. There is natural lighting and a strip light.
Garden
- The Byre and the Cowshed share a paved patio and lawned area accessed from their sitting rooms. It is level ground with a narrow paved path out to the roadway. There are tables and chairs on the patio from spring to autumn.
- The Carthovel has a small lawned area with narrow path from front door. It has a small metal bench.
- The Piggery has a level paved patio and lawned area accessed from the sitting room with table and chairs from spring to autumn.There 2 shallow steps down to the roadway.
- The Granary and The Hayloft share a paved patio within the main courtyard accessed from their sitting rooms. there are tables and chairs from spring to autumn.
- The Barn has a level paved patio and lawned area accessed from the sitting room with table and chairs from spring to autumn. There is a level paved path leading out onto the roadway.
- The 3 courtyards are constructed of level stone setts and are accessible with wheelchairs. There are small negotiable raised areas between some of the cottages.
Additional Information
- There is good colour contrast in the cottages as all doors and skirting boards are stained wood and walls are light in colour.
- A comprehensive information folder is provided with all emergency numbers, directions to hospital, doctor’s surgery, etc. the nearest A&E is 15 miles away.
- Zimmer, toilet riser and stool available on request.
- There is a folder with a large amount of tourist information in each cottage.
- Free Wifi.
- Mobile reception can be patchy inside some cottages depending on provider but is good in the courtyards.
